NJ Gas Boiler Maintenance Checklist: Keep Your System Running 20+ Years
A seasonal maintenance checklist to keep your gas boiler running safely and efficiently for decades. Built from 20+ years of South Jersey boiler service.
Boilers are workhorses. We've seen well-maintained units in South Jersey homes still going strong at 30 years. We've also seen 10-year-olds in the scrap pile. The difference is almost always maintenance. Here's the checklist we run on every boiler we service.
Once a Month (Homeowner)
- Check the pressure gauge — should read 12–15 PSI cold, 18–22 PSI hot
- Listen for unusual banging, kettling, or whistling
- Look for any visible water around the boiler base or piping
- Confirm the vent pipe outside is clear of debris, snow, or nests
Twice a Year — Spring & Fall (Homeowner)
- Bleed radiators if you hear gurgling or have cold spots at the top
- Wipe dust off the boiler jacket and surrounding piping
- Test the pressure-relief valve by lifting the lever briefly (water should rush out, then stop when released)
- Replace batteries in any wireless thermostats
Annually (Professional)
This is what we do on every annual boiler service:
- 1Combustion analysis (verify CO and efficiency are within spec)
- 2Clean burners and pilot/igniter assembly
- 3Inspect heat exchanger for cracks or sooting
- 4Test all safety controls — high limit, low water cutoff, pressure relief
- 5Check expansion tank charge and recharge if needed
- 6Flush sediment from the boiler if applicable
- 7Lubricate circulator pumps
- 8Verify gas pressure (inlet and manifold)
- 9Test draft and venting
- 10Inspect the chimney liner for corrosion
Warning Signs It's Time to Call
- Yellow or orange burner flame (should be steady blue)
- Soot around the burner area
- Loud booming or banging on startup
- Pressure that won't stay in normal range
- Frequent need to add water to the system
- Any rust or active leaks on the boiler body itself
